In Bluffton, June data shows new listings up 15.6% year-over-year, while closed sales held steady (+1.2%). The median sales price held steady with a slight 0.3% increase, with sellers receiving about 97.4% of list price. Homes are taking longer to sell, with days on market rising 23% to 64, and inventory up 30.5%. Buyers now have more options, while sellers who price competitively can still achieve solid results.
Mortgage rates have dipped slightly, with the 30-year fixed down 10 basis points in early August, offering a small affordability boost. Nationally, active listings now exceed 1.1 million, still below balanced-market levels but higher than recent years. Experts forecast steady, moderate price growth, with more regional variation and better negotiating conditions for buyers.
