Bluffton Market Update — Why Proper Pricing Matters More Than Ever
Across Bluffton, especially in 29910 and 29909, median days on market continue to climb. In several golf and gated communities, it’s common to see listings sit well over 100 days. Yet we still believe homes in our area should sell in under 100 dayswhen priced correctly. In fact, some homes are still selling in a single day as we have seen with several recent listings, but those are the exception rather than the norm.
National reporting mirrors what we’re experiencing locally. The Wall Street Journal recently noted that “overpriced homes are experiencing the longest listing times in nearly a decade, as buyers remain cautious in the face of high borrowing costs and economic ambiguity.” Redfin added that “nearly 20% of U.S. homes for sale required at least one price reduction before attracting serious buyer activity.” Buyers in Bluffton are responding the same way. If a home is not aligned with true market value, showings slow and offers stall.
The recent Fed rate cut may help ease mortgage rates this winter, which could encourage more buyers back into the market, but proper pricing remains the key. Even in a softening-rate environment, buyers will not chase overpriced listings.
