Demand for Exceptional Homes Remains Strong in Bluffton
As we move into summer, the Bluffton real estate market continues to show strength, with more homes selling and home values continuing to appreciate.
Through the first four months of 2026, closed sales in Bluffton (29909 & 29910) increased 7.1% compared to the same period last year, while median sales prices rose 2.1%. Sellers are still receiving 97.3% of their asking price on average, a strong indicator that buyer demand remains healthy.
One statistic that stands out is days on market, which increased from 67 days to 146 days year-over-year. However, that number doesn't tell the entire story. What we're seeing every day is a market that has become more selective. Well-appointed homes that are properly prepared, professionally marketed, and priced appropriately continue to sell quickly. Homes that miss the mark on pricing or presentation are often sitting longer and experiencing price reductions before attracting the right buyer.
Another encouraging sign is that new listings are down 9.4% year-to-date compared to last year, while closed sales are up 7.1%. Fewer homes are coming to market, yet more homes are selling. That continues to support values throughout Bluffton and the surrounding Lowcountry.
One trend that doesn't always show up in the public market data is the amount of activity happening before homes ever reach the MLS. Over the past six weeks alone, The Ussery Group has facilitated the sale of four Bluffton-area homes priced above $2 million before they ever hit the market. These were not Palmetto Bluff sales, but properties throughout Bluffton where buyers were actively waiting for the right opportunity.
That tells us there is still significant demand for exceptional homes. Serious buyers remain highly engaged and ready to act when the right property becomes available.
