October 2026 Market Reports

Declining Inventory Creates Opportunities for Sellers

The Bluffton real estate market continues to show resilience as we move through the fall. Through September, closed sales are up 5.7% compared to the same period last year, while new listings are down 11.1%. Available inventory is also down nearly 20%, giving buyers fewer choices and creating opportunities for sellers whose homes are positioned well.

September alone saw a nearly 46% decline in new listings compared to last September. Although closed sales for the month were down 6%, overall activity remains ahead of last year’s pace. Sellers are receiving approximately 97.3% of their asking price year to date, reinforcing the importance of setting a realistic price from the start.

What we continue to see is a market that follows two paths. Some homes sell within a week because a buyer has been waiting for that particular location, floor plan, or view. Others enter the longer-term market, often taking around three months to find the right buyer. Homes that linger beyond that frequently need updates, a pricing adjustment, or both.

Ultimately, three things determine whether a home sells: location, condition, and price. A home’s location is fixed, but sellers can control its presentation and asking price. Getting those pieces right is what helps a property stand out and creates the best opportunity for a successful sale.

The Ussery Group remains the #1 selling team in Bluffton, and we are grateful for the continued trust of our clients and neighbors. Whether you are considering selling or simply want to understand where your home fits in today’s market, we would welcome the opportunity to share our perspective.

Our Thanks,

Johnny & Jeff
